  • Where can I find the Timber’s Edge HOA bylaws?
    Actually there are no ‘By-laws’. Timber’s Edge is ‘governed’ by our Declaration of Restrictions which may be viewed here. ​ Although it is true the HOA has the authority to generate by-laws, it has never done so. It can be misleading when past and present board members mistakenly refer to our declaration of restrictions as the ‘by-laws’ in the meeting minutes or when speaking. Because of the reference, it could give one the erroneous perception that the board has had or currently employs ‘by-laws’ when it clearly does not. The declaration of restrictions states that only the very first board of directors at their very rst meeting could freely adopt by-laws. After that, the membership must approve all by-laws by a majority vote. The most frequently referenced documents are linked below.   • How do I find out about Board Meetings?
    Notifications will be sent via e-mail posted in our events calendar on this site, as well as the Board Meetings page. You can also find past meeting recordings and minutes on the Board Meetings page. All homeowners are welcome to attend Board Meetings. Meetings are held virtually using Microsoft Teams.
  • How much are HOA annual dues?
    As of January 1, 2024, the HOA annual dues are $788.22 and to be paid in full by January 15, 2024. Payment Plan Option: Two equal installments of $394.11 on Jan 15 and Feb 15 Late Fees: $50 if half payment not received by Jan 15 $50 if full payment not received by Feb 15 If you have an outstanding balance, payment will first be applied to the prior charges and then to the current year dues. Failure to pay all prior balances and current year dues by the due dates listed above will result in late fees being applied. If payment is not paid in full on dues, it could result in legal process and lien of property to collect unpaid dues/fees. Any legal fees charged to the HOA as part of the process will be added to your account. Payment Options: Payment Plan options and payment methods are included on your invoice. Payment can be made online through QuickBooks or a check mailed to Timber's Edge Homeowners Association at 4701 W 140th St., Overland Park, KS 66224. In addition, payment can be dropped off with the treasurer. If you want this option, please email treasurer@timbersedge.org to make arrangements. If you have any questions on the annual dues and/or the process, please contact the Treasurer.
  • How do I get access to the website?
    Visit the homepage, select Log In, and select Sign Up. Complete the Resident Registration request form that appears on the screen. Your request will be reviewed to validate your status as the homeowner, tenant, or family member. Once validated, you will receive an email notifying you of your membership approval and prompting you to create a password.
  • What methods of payment are available for HOA annual dues?
    Online: Payment can be made through QuickBooks using the link on your invoice. Check: Payable to Timber's Edge Homeowners Association and mailed to 4701 W 140th St., Overland Park, KS 66224 or you may email the treasurer (treasurer@timbersedge.org) to make arrangements to drop off.
  • How do I submit an Architectural Review Application?
    Use the links included on the Architectural Review page. Select the appropriate application type. Complete the online application form and hit submit.
  • Can I check the status of my ARC application?
    We are committed to transparency and provide a real-time status for all submitted applications. You can find the status for all submitted applications on the Architectural Review page.
  • What is the ARC application review process?
    Once you submit an application, an item is created in our application queue. Your application is first reviewed by the ARC Officer to ensure all necessary information has been provided. Once the ARC Officer approves the application for vote, the application file is sent to all Board members for review. Each Board member reviews and provides a decision vote of Approved, Approved with Changes, Disapproved. Approval is granted if a majority of the Board provides approves. The specific number of required "Approved" vote will vary based on how many Board seats are filled. If an application is disapproved, the Board will provide detailed rationale as to why. Note: The HOA Board President abstains from routine ARC Application votes. Homeowners are allowed to appeal disapproved applications and the HOA President will make the final decision.   • What criteria does the Board use to review ARC applications?
    The ARC reviews each application based on: ​​​​​​​ Compliance with the Governing Documents and any restrictions and notes on the relevant plats; These Policies and Procedures and any other policies that may be adopted by the Board of Directors from time to time; Aesthetic consistency within the Association (precedent within the Association does not establish grounds for approval and each submission will be considered on a case-by-case basis); and The impact to the community. ​ The ARC reserves the right to require modifications to proposed designs, including deletion, addition, or relocation of design elements, in order to achieve compliance with these policies.
  • What are the possible decision outcomes for my ARC application?
    An application is approved when notice of approval is given to the applicant in writing by the ARC. Following the ARC review, the Association will communicate with the applicant within 3 days with one of the following decisions: Approved as submitted. Approved with changes. The ARC may provide suggestions for revisions, but it does not provide design solutions. A new application with suggested revisions will be required. Disapproved. Reasons for disapproval will be given in writing. A disapproved application requires the application to be resubmitted before any approval may be granted. ​ Additions and major improvements approvals are good for 180 days from the date of the written notice to applicant; however, if the application is being made to cure a violation on the Lot, the work to cure must be done within 30 days to avoid further due process. This may be extended with prior ARC approval.
  • Can I ask for a variance?
    The ARC shall have the authority to grant variances from the strict application of the Policies and Procedures in circumstances where (a) the strict application of the Policies and Procedures would create a hardship with respect to an Owner’s use of his/her Lot and (b) the structure or other proposed architectural feature would comply with the spirit and intent of these Policies and Procedures and would not violate the provisions of the Covenants. ​ Requests for variances will be reviewed on a case-by-case basis and each case will stand on its own facts, regardless of whether similar variances have been previously approved for others under similar facts. ​ Owners are advised that the ARC supports the application and enforcement of the Policies and Procedures and, therefore, variances will not be routinely granted.
  • What is the authority of the Architectural Review Committee?
    Subject to the terms and provisions of the Declaration, the Architectural Review Committee may exercise its sole discretion in determining whether to approve or disapprove any applications.
  • Can a homeowner appeal an ARC application decision?
    If an application is disapproved and the applicant feels that the submittal was misinterpreted, the applicant should contact the Association’s President at president@timbersedge.org to discuss the application. If the Association’s President agrees that a second review is in order, the application will be placed on the agenda for the next scheduled regular meeting. If an applicant does not agree with the ARC’s decision, the applicant can appeal to the Association’s Board of Directors provided the Owner files written notice of such appeal with the Secretary of the Association within ten (10) days of the date on the letter communicating the ARC’s decision. Upon the filing of any such appeal, the Board shall schedule a hearing after at least ten (10) days’ written notice to the Owner stating the time and place of such hearing. At any such meeting, the Board may reverse or modify such decision by a two-thirds (2/3) vote of the Directors.
  • What city and county permits do I need?
    In addition to ARC approval, each Lot Owner is responsible for obtaining all applicable approvals and permits as required, including but not limited to City/County Building permits, and approval from City/County Engineering, etc., and for constructing any changes to the Lot in a manner that complies with all applicable regulations. All work must be in compliance with the City and County Building Codes and all necessary permits must be obtained in compliance with such Codes. Information regarding these requirements must be obtained from the City and County. The Board does not provide direction regarding specific permit and code requirements.
  • Are there provisions for previously approved improvements?
    If an Owner has previously obtained ARC approval for improvements on such Owner’s Lot, which improvements would be rendered non-conforming under the ARC Policies and Procedures, such prior ARC approval will continue in full force and effect as to those improvements previously approved to the full extent of such previous approval; provided, however, that the requirements of these Policies and Procedures must be met at the time, if any, that such non-conforming improvements are replaced unless the Owner of such Lot obtains a variance pursuant to Section 2.7 of the ARC Policies and Procedures.
  • Why do we have an Architectural Review Committee?
    The ARC maintains the high standards of the Association from initial home design and construction, through home additions, remodels, and maintenance. Through systematic, uniform review procedures, the goal of the ARC is to encourage design excellence, preserve and enhance property values, and foster owner pride and satisfaction. The intent of the ARC Policies and Procedures is to protect overall appearance, maintain the values of the community, and retain a good neighbor relationship.
  • What are the permitted hours of construction?
    A sound resulting from the erecting, constructing, excavating, demolishing, altering or repairing of any structure, or operating, or permitting the operation of any tools or equipment used in construction, drilling, or demolition work in such a manner as to cause a sound plainly audible across any property boundary line may occur between the hours of 7:00 a.m. and 9:00 p.m. Between the hours of 9:00 p.m. and 7:00 a.m., this activity shall be subject to the time, area and dB(A) limits set forth in Overland Park Municipal Code 7.08.002 subsection A.
  • What happens if I don't submit an application for my home improvement project?
    Changes started or completed at the construction site without the prior written consent of the ARC will result in the work being removed and/or replaced at the Owner’s expense.
  • What happens if I'm found in violation of the declarations and restrictions?
    Please note that any violations of the declarations and restrictions of Timber’s Edge must be disclosed during the sale of your home and could result in enforcement action against the violation. Failure to enforce any of the restrictions at the time of violation shall, in no event, be deemed to be a waiver of the right to do so thereafter.
  • How long does it take to review my ARC application?
    Although our Declarations allow us 60 days to approve or disapprove an application, in most cases we have been successful in sending a decision within 5 days. Approval must be received prior to commencement of your project. We understand there are times when may need an expedited application review. This is why we ask for anticipated project start date in the application. The Board will do their best to accommodate your specific timing these needs.
  • How do I get/replace a pool key?
    The neighborhood pool can be accessed via a key card or key fob. If you have misplaced your pool key card or are in need of additional key fobs, They are available for purchase on the website. Replacement Key Cards are $10 and Key Fobs are $7.50 each. Use the links below to purchase.
  • What is the address for the pool?

  • What are the pool hours?
    Sunday - Thursday: 10:00 AM - 9:00 PM Friday - Saturday: 10:00 AM - 10:00 PM
  • What is the guest policy for the pool?
    Each resident may bring a maximum of two (2) guests at a time. Each household may bring a maximum of four (4) guests at a time. Example: a single resident may bring up to two (2) guests. A resident couple may bring up to four (4) guests. A resident family of 6 may bring up to four (4) guests.
  • Can I host a birthday party or rent the pool for an event?
    The HOA cannot authorize large birthday parties at the pool unless the guest list is at or below the allowed four guests. The pool also cannot be rented for private events. This is for the safety and enjoyment of all Timber’s Edge residents at the pool.
  • Can I teach private swimming lessons at the pool? Can I have my child taught private swimming lessons at the pool?
    No, swimming lessons are not allowed to be taught or held at the neighborhood pool. This is for the safety and enjoyment of all Timber’s Edge residents at the pool.
  • What are the Pool Rules?
    Use of the pool is for Timber’s Edge Homes Association residents only. All annual assessments and dues must be paid in full prior to use of the pool. Children under the age of 14 MUST always be supervised by an adult age 18 or older. Any unaccompanied children under age 14 will be asked to leave to the pool. Each resident may bring a maximum of two (2) guests at a time. Each household may bring a maximum of four (4) guests at a time. Example: a single resident may bring up to two (2) guests. A resident couple may bring up to four (4) guests. A resident family of 6 may bring up to four (4) guests. Minor residents, age 14-17, not accompanied by an adult, may have a maximum of two (2) guests. Guests must always be accompanied by a resident while at the pool. Any guest not accompanied by a Timber’s Edge resident will be asked to leave the pool. Pool keys are to be used by Timber’s Edge residents only. Keys are not be given, or loaned, to any non-residents. Do not leave your pool key out and/or unattended. NO LIFEGUARD IS ON DUTY. All swimmers swim at their own risk. DO NOT swim alone. NO DIVING in the pool is allowed at any time. No chalk, balloons or high-pressure water guns are allowed inside the gated area. Anyone with a cold, cough, infection, or open wound, is not allowed in the pool or pool area. Infants and children not toilet trained, must wear swim diapers in the pool at all times. NO EXCEPTIONS. If a child who is not toilet trained and not wearing a swim diaper has an accident in the pool, the resident, or resident of the guest, will be assessed a fine of $250.00 for violation of the rules and billed for the cost of correction by the pool service company. Food and beverages may be brought from home; however, all trash must be placed in the trash and recycling containers provided. Food is not allowed in the pool at any time. NO GLASS containers of any kind are permitted in or around the pool area. Violators will be asked to leave immediately. Any intoxicated individual will be asked to leave the pool area immediately. No scooters, skateboards, rollerblades, bikes, or any other pedestrian conveyances are allowed inside the gated pool deck area. There is a location outside for parking bikes, etc. Do not play on the pool ladders or with safety equipment. Ladders are to be used for entry and exit of the pool only. No vulgar, foul, or abusive language, profanity, or improper behavior is permitted. These behaviors are not tolerated and will result in being asked to leave the pool immediately. No pets or animals are permitted within the pool and gated pool area. This does not apply to “service dogs” as defined by K.S.A. 39-1108. No smoking is permitted in the pool or the gated pool area. Access to the pool house/storage room is limited to Timber’s Edge Homes Association Board Members and those authorized by the Timber’s Edge Homes Association Board only. No private parties are allowed without being approved in advance and in writing by the Timber’s Edge Homes Association Board of Directors. A request for private parties must be made at least fourteen (14) days in advance. A deposit may be required for any request of a private party. This rule includes, but is not limited to, birthdays, sports teams, club, or special organization parties. Commercial use of the pool, including, but not limited to, swim lessons, coaching, therapy, fitness classes, or other services, regardless of whether or not the person is receiving compensation, is prohibited. Please return all tables and chairs to their appropriate locations as well as lower and secure any umbrellas on the pool deck when leaving the pool area. No furniture or equipment may be removed from the pool area or inappropriately used. Anyone entering the pool or pool area outside of the pool hours of operation is trespassing and will be subject to enforcement by law. If a biohazard is found in the pool, the pool must be shut down for treatment by a professional pool service. Contact the pool officer or any board member immediately to report a problem. If, by direct violation of the pool rules, the actions of a resident(s) and/or their guest(s) cause the closure of the pool, they will be assessed a fine of $250 and billed for any additional costs incurred by Timber’s Edge Homes Association from the cause of closure. If a resident, child, and/or guest is not complying with the Timber’s Edge Homes Association Pool Rules, any person is empowered and should act at the time of the incident. A resident or guest may be asked to leave the pool if they are not following the stated rules. It is up to everyone in the neighborhood to keep our pool safe. If you witness criminal activity, call 911 or the non-emergency police immediately. The pool, surrounding pool area and parking lot are to be used only by residents and their guests when using the pool and only during posted hours of operation. Parking spots are limited and are reserved for residents using the pool. When the pool is closed, the areas, including the parking lot are also closed. No unauthorized overnight parking is allowed. Violators are subject to immediate removal & towing. If a resident has not complied with the Timber’s Edge Homes Association Pool Rules, they will receive an initial written warning. If the inappropriate behavior is not corrected or flagrant rule violations continue, the Timber’s Edge Homes Association has the legal authority to remove the person(s) from the pool and prohibit the person(s) from using the pool in the future. The Timber’s Edge Homes Association Board of Directors reserves the right to terminate pool access for misuse of the pool and surrounding areas, vandalism, after-hours entry, or outstanding homeowner dues. ​ If an issue cannot be resolved when it occurs and you feel it needs to be reported or handled by the Timber’s Edge Homes Association, please contact the Timber’s Edge Homes Association Board of Directors using the Report an Incident Form.
  • What day is trash collection?
    Trash collection day is Friday. Trash containers can be placed by the curb after 4:00pm the evening before collection day and must be placed by the curb by 6:00am on the morning of collection day. It is the responsibility of the homeowner to pick up any of their trash that becomes uncontained because he or she choose to put it out the night before pickup. The City of Overland Park ordinances require that trash carts, empty or full, must be screened from view from the street or any neighboring property and located behind the existing building line or the front of the house. The only exception is up to 24 hours before and the day of trash collection service. Screening can be a fence, wall, or landscaping. For questions about approved trash can screening, contact the City of Overland Park Planning and Development Services at (913) 895-6270. Please note that any addition of screening must be sent to the ARC for approval by the Board prior to being installed.
  • What is the trash collection holiday schedule?
    The following holidays are observed by KC Disposal: New Year’s Day – January 1 Memorial Day – Last Monday in May Independence Day – July 4 Labor Day – First Monday in September Thanksgiving Day – Fourth Thursday in November Christmas Day – December 25 If one of these holidays is on a weekday and our collection day falls on or after the holiday, collection will occur one day later (Saturday) that week only. If the holiday falls on a weekend, collection will occur on our regularly scheduled day.
  • How do I dispose of yard waste?
    Yard waste will be collected 12 months of the year. There is a 10 bag limit of yard waste every week. Yard waste must be placed in brown paper yard waste bags. (Available at most hardware and retail stores.) Yard waste includes leaves, grass clippings, tree limbs, shrubbery trimmings and waste from flower and vegetable gardens.
  • Are trash containers provided?
    Yes. Each home is provided one 65 gallon trash container (black lid) and one 65 gallon recycling container (green lid). For an additional charge of $5 per month per container, homeowners may upgrade their trash and/or recycling to the larger 95 gallon container. If you wish to upgrade your container(s), please contact KC Disposal at (816) 388-9739. Trash containers must be able to completely close because there is a weight limit for each container. If your container cannot close or is too full it may not be serviced.
  • Where do I recycle?
    Recycling materials should be placed in the provided cart (green lid). Recycle that does not fit inside the cart may be bagged and cardboard can be cut to 2′ x 2′ sections and tied with string or twine and set on the ground next to the cart for pickup. Glass is not included in recycling!
  • How do I purchase overage stickers?
    Additional trash and yard waste bags will each require an overage sticker. Stickers cost $2.00 each and are sold in a set of 5. Overage stickers can be purchased from KC Disposal. Please notify KC Disposal if you will have an overage of 10 or more bags of trash outside your cart or more than 20 yard waste bags. This is to ensure KC Disposal can be prepared for the excess waste.
  • Who has maintenance responsibility for easements along Roe & Nall?
    The city easements along Roe and Nall are mowed and maintained by the HOA and the ground owned by homeowners along the sidewalk is also mowed and watered as a courtesy by the HOA. Several homeowners have fences which make it very difficult to access this portion of their property, which is why the HOA has covered the routine maintenance: mowing, watering, leaf and small fallen tree limb removal. Tree planting or removal is the responsibility of the property owner as it would be for any homeowner with a tree inside their property line.
  • Are the trees along our city streets the responsibility of homeowners or the City of Overland Park?
    Street trees are trees on public property, generally in the space about 11 feet back from the curb. Overland Park's parks services and forestry staff will assist with the full removal of dead street trees in the right of way and storm debris cleanup for trees in the right of way. For further clarification please visit the City of Overland Park's website. If a tree has been removed by the City of Overland Park, the adjacent property owner may contact the city via an OPCares ticket to select one of the below species of trees as a replacement. If no selection is made, the City will plant a replacement at their discretion.   • When is bulk item pickup? And what is allowed?
    Bulk item pickup is the last Friday of every month. You may place up to five bulk items on your curb next to your trash.
